Queens is getting VERY expensive as well. Also, Bayside and Whitestone have become a VERY expensive area to buy property. I looked into buying a Brownstone in BK and they're also very expensive. I think if I were to raise a family it'd probably be in a townhouse in the Upper West Side or even Riverdale. If I were to live in Queens, it'd probably be in Fresh Meadows, Jamaica Estates or Oakland Gardens.
Astoria, Rego Park and Forrest Hills have ALL gone up in price. Average price for houses out there are close to $1 MM now. You're looking at dropping around $250k including down payment, closing costs and other fees.
Astoria is decent, but the housing market has gone up in the last few years. It's even expensive to rent out there as well. It really all comes down to location and convenience. A buddy of mine has a 2BR apartment with a roommate in Astoria for $1600/month (walk-up and 15 min walk to train). I've seen other 1 BR apartments in Astoria go for $2200/month (doorman and super close to train).
LIC is a BEAUTIFUL area, but the rent is astronomically high. I know a married couple living in a luxury building in front of the piers in a studio paying $2200/month. If you want to buy those apartments, they're all above the $1 MM mark. The best place right now is to look for those new buidlings that were once old factories around Jackson Ave or Hunters Points that are now converted into Lofts. I think you can get a decent 3500 Sgft loft for around $800k. I'm seriously considering that move.
I've been looking to buy property in NYC for quite some time now. If anyone has any questions, let me know. I've learned a lot about NYC real estate in the past year or so.
Oh, and NYC > LI any day of the week. Average cost of taxes in NYC is $3k while LI could run you around $10k+
Cue Steve Nash no thanks gif.
