So Cal, perferbaly Irvine or fullerton
From experience, stay away from CHDAP! We bought our first home with a down payment loan, found ourselves underwater and couldn't refinance the first without paying off that one first or rolling it into the original loan. Needless to say, it SUCKED!

Any reasons why people are moving there besides the legal recreational Marijuana?

Prolly the job market. So many IT, Aerospace, Engineering jobs around DTC (Denver Tech Center). Lot of expansion out here. Not to mention federal govt jobs. After DC, Denver has the 2nd most fed jobs in the country. Rack of people from MD/DC/VA out here
 
Beautiful homes up there. I'm wondering what's the mean price for a home in Denver? Wondering if since all these companies are out there, will they be doing the same thing they are over here in SF, overpaying for homes and increasing rent prices.

I would check the newly built and under construction in L.I.C. they look great/great views of the city...and from what i heard can be found rather affordable

Depending on your credit and income you could qualify for a fha loan with zero-low % down.

Find a lender that'll help you crunch the numbers and go from there.

My boy just got VA loan buying his first house, zero down, but of course if youre not a veteran ...

My wife and I are giving it a max of 2 years till we buy our house if not sooner, trying to hold down the fort while she finishes nursing school [emoji]128560[/emoji]

But i who knows where the market will be in a couple years.

My pops in law , lived in NC and was renting a house in cali. Was a headache, he was always flying back n forth dealing with dude, being a terrible renter.
Spent a lot of money and time in courts.
 
sigh i live in Vancouver probably never gonna be able to afford a house lol
 
After owning our home for 7 months now, decided it was time to go Beast on Stage I of Landscaping revamp at the lake.

What it looks like today. Cut down a ton of bushes, plants, small trees that were long in the tooth and needed to be put out in pasture. Plan is to keep the lawn simple with planting some new shrubs, etc the next few weeks. No HOA approval of course, they can suck it.

@JJs07 have you heard of the Arts District community in Hyattsville? I am thinking about purchasing a home there within the next few years.
I really like the community, and I believe the area has a lot of future potential. What do you think?

Just a heads up, as of today, Zillow, Trulia, & other major Real Estate portals may not be displaying all available homes in your market (not that they ever did, but even less so now). Realtors have been pissed at their business model for a while now, so I know a lot of them are boycotting sending their listings to those sites.

BTW... since I know someone will ask, they're pissed because they take listing information from the local MLS, then put it on their site and give leads to other agents who pay then (Zillow, Trulia, etc.) instead of letting them go directly to the listing agent putting all the time & money into the property.

I've heard HAR is one of the best MLS's in the nation. Very cutting edge with the tools they provide agents & consumers.
 
Denver is weird, it's kind of all by itself out in the Rockies so national housing market trends don't apply here.

Denver is growing so fast so quickly, the market cant keep up. The rental market, re-sale market, and new home building market is off the charts right now. Maybe it's the legal weed lol, but Denver's population is swelling quickly. Lots of east coast transplants like me, and a TON of people from Southern California.

QFT my fiancee and I are currently renting in the Stapleton area and we are looking to build our first home out in Commerce City in the summer. There are pretty much no places to rent or buy that don't have extreme competition. People have always loved Colorado even before the MJ laws. The job market is great, the schools are great, the outdoor activities are great and the weather is awesome.

Yep. Area agents list there own properties. So the the lag time between the seller deciding to sell and being listed is however long it takes the agent to list it. There are multiple ways to search and they provide rental listing.

A LOT of MLS's provide that too, so that's not too unique. But they do provide a lot of information for buyers to choose a neighborhood though.

While I like the concept of Zillow, being able to search any area, there are way too many flaws with their data sources.

Let me know if you got questions about going through the process using the VA Loan, when i went through it last year it was a long process...but in the long run its protects the buyer 
 
They revamped the hell out of HAR. Its was not this clean back in November when I was looking into places.
