Even tho real estate is pretty simple ( capital n timing is really the key) alotta ppl don’t know how to get into it ...can’t knock ppl for trying to get some info...even tho I wouldn’t pay for a seminar personally :lol:

Ehhhh... somewhat agree but people make time for a lot of BS though. It’s like if you’re not trying to improve your situation, don’t complain.

When my great-grand grandparents bought their homes here in Florida back in the mid 1960s, those homes were like $20,000. If you paid your mortgage consistently, the houses were paid off by the late 90s or 2000s. Now they’re valued at $170+. I know a lot of family’s who had houses passed down but the kids were f**** ups and lost the houses or pissed the money away.

I know we talk about generation wealth and honestly, some blacks were set up properly. The offspring just screwed it up. My neighborhood was all black, and every house was 3 bedroom and 1 bath, those were standard. Some families still there, some family’s screwed up.
 
If any of your relatives own a house. Say for instance your family lives in Los Angeles, and 3 of you guys all own a home.

Rent out one of the 3 homes (if one family doesn’t mind living with another) pool up your money to renovate the house (do not take out home improvement loan, I wouldn’t advise it because if you can’t pay it back, best believe the bank will take the house). After renovation, rent the house out.

Say you rent the house out for 1 year, at $1800 a month. Split the profit by 3, each family will have $7200 a piece, at years end...

But again, that’s all predicated on the family and you guys are trusting and tight knit...
I mean that sounds great but how many people that own a home are going to shack up with a relative? Again, sounds great, just not something most would do.

As for home improvement loan, it's no different than taking out a mortgage. If you dont trust yourself to pay back a home improvement loan, you shouldn't take out a mortgage to begin with.
 
I haven’t played Schoolboy Q yet but I noticed the songs were short and he had some weak features. Not a good look.
 
Buy up duplexes/houses, renovate them, get setup with section 8/HUD and you’ve got guaranteed money. You ain’t need envy for that. If you’re renting out a house to section 8, they’re going to charge the tenant $50-300, and give you a $1200+ check a month (In Florida at least) so, do the math.

I could’ve told you that free of charge.

The HUD payment is not the same for every state. In Louisiana, they only cover a portion of the mortgage. The renter still have to come up with the rest.

It’s a hassle at time. Having to find the proper tenant. Dealing with eviction (which is a hustle in itself and design for the tenant protection :lol: ). The upkeep of the home every time the lease is up.

The best thing to do are duplexes or buildings. But as someone stated, this is about timing and capital. It’s a lot of research that comes into investing in comercial property and property itself.

I see these groups (friends or buy in) that buy homes and use it for Airbnb. Which seems/ could be like a good idea if you’re dealing with people. (I have to actually know the detail on this) This will help in capital and minimize your out cost.

No doubt that the info could’ve been gotten for free. Respect to you all who know the game already. But I’ve been meaning to get somewhat of a closer look into the world of flipping real estate for the past few months, but my attention’s divided up something serious these days. So a crash course like today was perfect for what I have going on. I don’t mind paying the bread; gotta look at it as an investment in myself. Plus I believe in paying folks for good work being done for the minority community.

Those 2000 folks could’ve spent that hundred on a night out. Can’t be mad at them wanting to use it to learn a thing or two. It’s a beautiful thing. :smokin

I was meaning to go today, too. My daughter wanted to spend the day together and we went to see Endgame instead.

I love hearing other people methods. Everybody go about it differently. The more info you have, the better you can handle it.

Definitely was worth it if you received something out of it.

Envy gave some of his game for free in a couple podcasts. Forget dudes name but they had him on the breakfast club, and envy did his pod.
 
10 songs in, and "Black Folk" is the only song I'm feeling off Crash Talk. This sounds like stuff ASAP Ferg left off Still Striving.

To be fair, he doesn’t have to keep bringing up that particular detail.

Like I said, Wop mentioned that before. After a while, you start to look at your mans funny when he keeps bringing up stories about the past where he gave you a helping hand. Starts to come off a certain way.
