That rental property **** is for the birds depending on the demographic your renting to.  Hold on to them savings G in the long run that ish ain't no joke.  It becomes a money pit unless your a contractor that knows how to do it all, or your spot is fairly new.
 
You can live in West LA near Santa Monica and find a 1 bedroom for $1200

If you want to drop your standard of living a bit you can easily do North Hollywood.

Either way you're going to have to commute so you need to figure in gas cost and car maintenance into your budget.

NoHo ain't bad. There are so mad nasty spots, but its pretty decent.

There's a few patches of NoHo that aren't bad but the majority of it sucks. Crime ridden, ugly neighborhood. No hate to anyone that lives there, just being honest.

gatorbelts - owning a duplex/rental property is a different ballgame altogether. those tax benefits youre talking about are mostly just deductions for prop tax or interest paid on your mortgage payments. its not necesarily "free" money, but it definitely helps. for me personally, its just like playing tennis and shippin money back and forth between me and the city/state/federal. my prop tax runs about $9,000/yr. no i did not accidentally add an extra zero (mello-roos is a B). after all the added deductions i get as a homeowner, my tax return is typically around the same amount so the money is just getting passed back and forth. i probably should re-do my withholdings so i can get that money throughout the year and invest it instead of getting a return, but admittedly i been a lazy bum.

sunnyD - i knew that there were non-gays living in weho, but i assumed that generally speaking it wasnt cheap living. there are SFR's in the area, but i always thought that kinda stuff is hitting $1MM+ for a smaller 2,000sqft or less type of place. I'm not that knowlegable about the affordable housing in the area, so maybe I was kinda talkin out of place. I got a buddy who recently moved there from Culver City and hes payin bout the same as he was before. He moved to the area cause hes gay and its convenient for him to be closer to that area.

Th3RealF0lkBlu3s - i think you threw out another great option. Pasadena is a nice town that is fairly accessible to DTLA. My wife is from Arcadia and my in laws are still there and i used to spend a decent amount of time in the area when me and the wife first started dating. theres stuff to do, but it doesnt get crazy fast, busy, or crowded like it might in DTLA. might be a good option for OP.

lol no worries I mean it is predominantly gay in weho. But I kid you not mostly every actor i know tells me they stay there and in my mind im thinking " isnt that expensive living" but they all tell me its not... But i am cheap so to each is own it might be expensive as hell for all I know.
 
Los Feliz bro trust me! Awesome hipster area with tons of shops to walk around, your commute to downtown will be 30 min riding the train.

When you get a car your commute will still be 30 min but its a dope safe area to live in... same goes for Silverlake

The only part of NoHo that ain't hood is south of Magnolia, which is a very small area.

I would recommend South Pasadena, Pasadena, or Eaglerock.  Los Feliz is cool too.

Tell me more about Los Feliz. I'm planning on moving out of Monterey Park soon and I want some good options outside of the city. (I'm not Asian, if that matters :nerd: lol)

Exactly, this part isn't too bad, metro station can get shady at peak hours but i guess that's any train station. North of Magnolia and west of Vineland is just :x
 
Yeah, it's all depending on your range. If you don't want to live in the middle of the smog you could always choose to live outside the city, like in Pasadena or something. It'll be a commute, but I prefer having more space personally.

Pasadena ain't cheap, I live there. One bedroom apartment in a decent spot runs about $1,250+. If you live in a shadier part, it drops down to about 1000.

All the students and unmarried professionals out of college drive the prices up, even though there are more apartments here than ever before.

But it is worth living in Pasadena though, unless you have to get to West L.A. on the daily. Downtown is a 30 minute drive max, and the metro is crakin if you want to get your drink on and not drive.

I used to live in Watts and around 6:30 by yourself could take anywhere from 30 mins to an hour on the freeway to downtown. Commute from the valley (405) to downtown in rush hour can easily be an hour. Traffic is pretty bad sometimes but from noho you are significantly closer but as someone stated some areas are pretty rough. When will you be out here to check out some spots? Thats your better bet so you can see how things are and what suits you the best.

Edit: The good thing about noho is the red line starts right there which will take you downtown and further south with the blue line. Plus where the red line starts is where he orange line starts if you want to head into the valley. Just a thought if you wanna save on gas.

Yeah, he said he's going to be making ~65K, I think that should be enough for Pasadena, especially if he's looking at the less safe area that you mentioned.

I'm learning a lot in this thread. I'd venture out to diff spots but was just to kick it or shop, I have never lived on my own in LA.

  There where a few that went to Pierce in Woodland Hills.  I got linked with a dude at Pierce, and his ugly *** girl did scenes with her.  When you live in LA or Vegas it's nonchalant to run into them.  Especially B Pumper I swear I see this fool everywhere from the Valley to Inglewood.

I moved back to the Bay from LA a couple years ago, and I stayed in Downtown as well. Olympic and Grand to be exact, right next to FIDM. Eye candy all day...only eye candy since I was living with my girl! :nerd:

I paid about 1400 for a one bedroom, which is kinda high, but it "felt" safer than other areas. You will find places a lot cheaper, I didnt mind Koreatown or any of the other cheaper areas, but I was living with my girl, and you know how that goes.

But if you are downtown, hit up Yojie's Shabu Shabu on Olympic and Grand, those are the homies. Food is great, atmosphere is awesome, clientele is top notch.
